DC, we finally get to see what is on the horizon for the vacant parcel of land at 1005 First Street NE, or better known as “Storey Park”. Almost five years ago, the old Greyhound Bus Terminal with its 70s era charm in was demolished and relocated to a newer location just a few blocks away from Union Station. This relocation left a huge hole in the heart of one of DC’s most vibrant neighborhoods; though, in a city that is constantly changing, not much time had to pass before the city’s patrons would find a way to utilize this space. In August 2011, a joint venture between Perseus Realty and First Potomac Realty Trust acquired 1005 First Street, NE with hopes of bringing something epic to the community. In 2013, developer Robert Cohen of Perseus Realty and the lead architects, HKS, called for a development plan of 700,000 square feet of office and multifamily use and 80,000 square feet of retail space.
In 2013, developer Robert Cohen of Perseus Realty confirmed that a mixed-use project would be built on this barren lot to include 350,000 square feet of office space, 65,000 square feet of retail, and 300 residential units. Thus, this project was born and named “Storey Park”. Since then, this barren lot has been transformed into what is known by the community as “Storey Park”.
Although the project was initially projected to break ground back in June of 2014, a slow market plus quite of few changes in design and property negotiations have led to the delay of delivery for the project. At one point, there was speculation that this huge lot was going to be a dog park! Now, with such limited amounts of green space in DC, I would not have been opposed to the idea, but hey, we can dream right?
In these past few years, the developers have decided to scrap the office space. Instead, they have increased the total number of apartments to 451 and include a 225 room hotel. I would say that is a pretty good trade off! The hotel and 145 apartments will land on the east wing of the building, which will stand 130 feet! This includes 48 studios, 18 junior one bedroom units, 31 one bedroom units and 48 two bedroom units. On the west wing of the building, the other 306 apartments will reside, which include 78 studios, 165 one bedroom units, and 63 two bedroom units. But with so many people coming and going, how will Storey Park address the parking problem?
Well, looks like the developers over at Perseus and the architects from HKS have figured that out too! The hotel and residential spaces will share a three-level garage, including underground parking. 185 spaces will be reserved for hotel guests and residents, 91 will be set aside for retail parking, and 122 smaller spaces will be added for bicycle riders.
Storey Park’s rooftop will house the amenities for both residential and hotel properties, creating an interactive and luxury style experience for all guests. Oh, did I mention this roof would have a colossal outdoor pool?
On the ground floor of this project, roughly 23,000 square feet of space will be dedicated to retail. A sizable portion of that square footage, approximately 2,000 square feet, will be used as a shared loading dock for all tenants.
As of right now, Storey Park is just a paved lot, though, this space has been home to regularly hosted events by the community. We must remember that in such a vibrant neighborhood like NoMa, empty, unoccupied space like this can be monumental in bringing family, friends, and strangers together from every part of the nation’s capital.
In the summer of 2015, this barren site became home to DC’s largest public art project, ever! The NoMa Business Improvement District (Noma BID) in partnership with Words Beats & Life, The Fridge DC, Blind Wino and the Pink Line Project collectively launched and hosted the “Storey Park Junction Paint Jam”. This massive event brought together over 100 muralists from all over the city to cover the empty lot with beautiful and vibrant artwork.
NoMa has shown us that this neighborhood values, community, art, and culture and such things are expected to be streamlined into the design and ecosystem of this new mixed-use development.
There are a couple more hurdles to jump before this project can get off the ground. The development team must be granted its requested zoning relief for the loading ramp, courtyard dimensions, and, meet parking garage requirements. Although Perseus has been optimistic about breaking ground this year, we should probably look to the summer of 2019 for a solid delivery.
According to NoMa BID, there are over 2 million square feet of property under construction in NoMa and an additional million SF is anticipated to start soon. NoMa BID envisions the future of this neighborhood to, “blossom with unique retail, beautiful parks, and public spaces, and snazzy new office buildings and apartments.” Some of those projects include:
“Lacebark Alley will consist of a single building with three addresses. 51 N will be 220 residential units, 50 Patterson a loft style office building, and 1250 First will be 366,000 SF of office. A seven-screen Landmark Theater will be located below. Site preparation began in Q2 2016.”
“The 222 unit apartment building broke ground in Q3 2016 and is projected to deliver in Q3 2018. It is located at the northeast corner of First and K St, NE.”
“A 500,000 SF office building that is projected to deliver in Q4 2019.”
